What insurance do renters need in New Zealand?

Renters insurance in New Zealand is contents insurance written for people who rent: it pays to repair or replace your own belongings after an insured event such as theft, fire or flood. Tenancy Services says a landlord's insurance does not cover a tenant's belongings and that tenants should have cover for their belongings and for liability (Tenancy Services). Holding cover is not on its list of tenant responsibilities (Tenancy Services), so it is your decision. Under the Residential Tenancies Act, what you owe for careless damage is capped at the lower of four weeks' rent or the landlord's insurance excess, if any (Tenancy Services, section 49B), which leaves your own belongings as the bigger gap for most tenants.

What renters insurance covers

Wordings differ, so QuoteHub uses Tower Insurance's contents wording here as one example. It insures items you own that are usually kept in or around your home or worn or carried by you, such as electronics, clothes, and bicycles, e-bikes and e-scooters. It pays for sudden and accidental physical loss or damage and excludes wear and tear and gradual damage, apart from a small hidden gradual water damage benefit (Tower wording).

What your landlord's insurance leaves out

Tenancy Services says a landlord's policy can also cover vacancy periods or tenant damage, but not your belongings. Read the insurance statement before you sign. Every new tenancy agreement must say whether the property is insured and the excess a tenant pays if they cause damage, and that tenants can ask for a copy of the policy. In a body corporate property it must also give insurance information on the tenant's liability for damage to shared facilities (Tenancy Services). That excess feeds the cap below.

The Natural Hazards Commission (NHC, formerly EQC) insures homes and some land (NHC) and stopped covering home contents damaged in a natural disaster from 1 July 2019 (NHC news, ICNZ). Tenancy Services says tenants are not responsible for damage or clean-up after a disaster, and rent should reduce accordingly if the home is uninhabitable (Tenancy Services). Liability and the careless damage rules

Under the Residential Tenancies Act, tenants who carelessly damage a rental, or whose guests do, are liable up to four weeks' rent or the landlord's insurance excess (if any), whichever is lower. Insurers cannot chase tenants for careless damage on the landlord's behalf (Tenancy Services, sections 49B to 49D). Pets are the exception: for pet damage on or after 1 December 2025, tenants are responsible for all damage beyond fair wear and tear, not a capped amount (Tenancy Services), and Tower's wording excludes pets chewing, scratching or tearing your contents (Tower wording).

Liability cover helps with what falls on you. Tower's wording pays your legal liability to others for accidental physical property damage in New Zealand. In a house you occupy but do not own, it specifically covers your liability for loss caused by fire, explosion, impact, water damage or accidental breakage of fixed glass, hand basins, sinks, toilet pans and cisterns. The limit is $20,000,000 in total for each period of insurance, with bodily injury up to $100,000 for each event. It excludes property you own or are legally in care or control of, and personal injury that ACC covers (Tower wording). The Insurance Council of New Zealand (ICNZ) says tenants should check that their contents policy covers personal liability for damage to the property they live in, and ask whether it would pay if they broke the landlord's appliances (ICNZ).

Flatting, flatmates and students

Who is on the tenancy agreement decides who answers to the landlord, so it also shapes who needs cover.

You are a student whose parents hold contents cover Tower's wording covers children's contents in halls of residence, a school hostel or as a boarder in a private home, up to $5,000 for each period of insurance, but not in a flatting situation (Tower wording).

Tenancy Services also says tenants should hold personal liability insurance in case they are held responsible for debt or damage caused by someone else (Tenancy Services). In a shared flat, each person insures only their own things, and a visitor's or other resident's belongings are excluded from your policy (Tower wording).

Setting your cover and what catches renters out

Your sum insured is the most an insurer pays for contents, and you set it. List your own things room by room at their usual full price, not a sale price (Tower), and photograph each room, because insurers ask for proof of ownership such as receipts and photos (ICNZ). See how to make a Tower claim.

Questions people ask

Is renters insurance compulsory in NZ?

Holding insurance is not on Tenancy Services' list of tenant responsibilities (Tenancy Services), although its insurance page says tenants should have cover (Tenancy Services). If your tenancy agreement asks you to carry cover, check its wording before you sign.

Does my landlord's insurance cover my stuff?

No. Tenancy Services says a landlord's insurance does not cover a tenant's belongings, so a stolen laptop or a flooded bedroom of furniture is your loss unless you hold your own contents cover (Tenancy Services).

How much does renters insurance cost in NZ?

There is no single price. Tower says it prices on the address, your sum insured and any specified items, and that claims history, location and inflation can move the price at renewal (Tower). ICNZ says a higher excess, security such as deadlocked doors and paying annually can lower what you pay (ICNZ). The contents insurance cost guide goes through each driver.

Is renters insurance the same as contents insurance?

Mostly. Tower sells renters cover as its ordinary contents cover at three levels (Tower), compared in the Tower contents insurance guide. For a tenant, the useful parts are liability for the home you rent and the rent top-up; the landlord insures the building (Tenancy Services). What does renters insurance not cover?

Tower's wording excludes wear and tear, gradual damage (apart from limited hidden water damage) and mechanical or electrical breakdown. It also excludes insects and pests, business equipment and belongings of visitors or other residents, apart from a small visitors' effects benefit (Tower wording).

How much contents cover does a renter need?

There is no standard figure: your sum insured should match what it would cost to replace your own belongings new. Tower's calculator estimates it from your household details and lets you edit it room by room (Tower).
